Justice Place
Justice Place is the cornerstone of a new development in downtown Beaufort called Justice Square. It involves the conversion of the former jail into residential condominiums and is a great example of adaptive reuse. It allows us to take a deteriorating property and adapt it to another use while preserving a historic character of the structure, a structure that might well have been torn down and lost. As an example, the visiting area has been converted into a breakfast area in one of the units, hallways have been preserved, and portions of the old jail bars have been used as accents. The adaptor for each project will consist of six 1 bedroom 1 bath units ranging in size from 600 to 735 sq. ft. and three 2 bedroom 1 ½ bath units ranging from 900 to 1050 sq. ft. Parking for all residents will be on-site.

Justice Park
Justice Park is designed for workforce housing on the block bounded by King, Wilmington, Prince and Harrington Streets. The concept of Justice Park was prepared by Beaufort Architects Cooter Ramsey and Jeremiah Smith. It contributes greatly to the 2 block Justice Square residential community bringing life to an underserved area and demonstrates that a different income levels and styles can be aesthetically compatible and economically connected, while simultaneously adding to the tax base and economic growth to the area. The proposed financing is through the SRDP Program with the SC Housing Authority and will typically meet the needs of first responders, nurses, teachers, and service workers. It is architecturally identical to the homes being built on the adjacent block as cottages at Justice Square.

The Cottages at Justice Square
10 single-family homes and 2 duplexes will be nestled under the remaining portion of the block in downtown Beaufort bounded by King, Munson, Prince, and Wilmington Streets; it too is part of the Justice Square Project. The cottages at Justic Square have been designed by Allison Ramsey Architects of Beaufort and consist of 2- and 3-bedroom homes ideally suited for both first time home buyers and empty nesters. 2 duplexes are also being built that will further add to the character of the neighborhood.

McCants
McCants was originally constructed in 1931 as an elementary school. Wheeler & Wheeler acquired the property on 2016 and utilizing state and federal tax credits for the preservation of historical buildings, completed the conversion to 11 condominium units. The project is under consideration for several awards. The property will be held for rental for five years before being offered for sale.

Lady Street
1522 Lady Street was listed in the historical register as a home, but is located in a heavily commercial district. Its value and preservation was better served as an office given its location across from the new US School of Law. With renovations competed the property is leased to to a law firm. It's positive cash flow and excellent location make it a strong economic investment.

Palmetto Boulevard
506 Palmetto Boulevard was a distressed property falling into foreclosure. Purchased in 2015, Wheeler & Wheeler through a partnership as Venture Aloft One, acquired the site, met the requirements for a pre-engineered septic tank system and secured the needed permits to construct a 1900 square foot home on on the oceanfront at Edisto Beach. The property will be brought online in 2018.

Monroe Street was an abandoned and foreclosed home in the heart of one of Columbia’s premiere neighborhoods. Acquired from a banks REO department, Wheeler and Wheeler did a complete renovation and the property sold in one day realizing in a significant gain for the partnership.
